COLDWATER, MI (WTVB) – The Coldwater Planning Commission will be asked Monday night to make a positive recommendation to the City Council on the proposed rezoning of over 20 acres of land at 190 East Garfield so that a 102 unit manufactured housing development can be located there.
The development would be known as The Enclave at Tall Grass. It would be created by the combination of two parcels on the south side of East Garfield.
The petitioners from Farrell-Roeh of Littleton, Colorado are seeking to rezone the land from Coldwater Township R-3 Medium Density Residential Zoning to City of Coldwater Double-A One Family Agricultural Residential Zoning.
Developers say there is an extensive need for affordable housing in the area and the existing Tallgrass community has no vacancies. Plus it has a waiting list of prospective residents.
City Planner Dean Walrack says in his report that the land is owned by the developer and is in the process of being transferred into the city through a 425 agreement.
The Planning Commission will also be asked to make a positive recommendation to the City Council on a request to rezone the property at 93 East Park Avenue from a residential zoning district to a C-1 Community Business District. Petitioner Talal Al-Abssi would like to open a small grocery and specialty goods store to serve the nearby Arabic neighborhood as well as the entire community.
Also on the agenda will be a request from the Dutcher Funeral Home to expand their parking lot by 53 spaces since it is not adequate enough to handle large visitations and funerals. Additional spaces are needed since Dutcher’s has also purchased the former Reformation Lutheran Church building next door which will be used for funeral luncheons and other community events.
