COLDWATER. MI (WTVB) – The City of Coldwater Coldwater Zoning Board of Appeals voted 5-0 Wednesday night to deny a 10 foot dimensional variance for a porch within the front yard setback at 30 Pelton Avenue.
According to documents filed with the Z.B.A., DWV Properties petitioned for the variance in order to build a front porch to within 10 feet of the south property line so that the homes’ value and appearance would improve.
The petitioner said it would replace a porch which was in poor shape. But the city zoning ordinance requires at least a 20 foot setback from a front property line.
The petitioner felt the variance should have been granted because several other homes along Pelton did not meet criteria but he added the denial would not create a hardship.
City staff recommended the variance be denied because the development would not be faithful to the intent of the city zoning ordinance and it would hinder them in enforcing codes elsewhere in the city.
