COLDWATER, MI (WTVB) – The Coldwater City Council introduced a sales agreement on Monday night with a Spring Lake development group who want to buy about 20 acres of city-owned land at 421 North Willowbrook Road in order to build a multi-family apartment complex.
The $340,000 offer was priced at $17,000 an acre. It came from Trotline, LLC, managed by Coach Road Capital, LLC.
Coach Road was the developer of the Apartments at Sauk Trail north of the Home Depot as well as the Summit Apartments on North Willowbrook Road.
The land in Coldwater Township was acquired by the City in 2009.
The plans includes 210 units, similar to the nearby Summit Apartments, which is nearing completion.
Responding to a question from Council Member Jim Knaack, Coldwater B.P.U. Director Paul Jakubczak said their water and wastewater treatment systems would be able to handle the additional housing.
But future developments could pose some challenges.
The proposed project would also feature 400 parking spots and is seen as a response to the growing need for housing in the area.
City Attorney Amanda O’Boyle says the sale is contingent on several conditions, including the satisfaction of utility and drainage easements within 360 days and a conditional land use transfer agreement with Coldwater Township .
Following its introduction on Monday, the sales agreement is tabled for 30 days of public review.
The Council’s final action on the agreement is scheduled for July 28, 2025.
