MARSHALL, MI (WTVB) – A rapid surge in residential development is sweeping through Marshall, prompting questions regarding long-term housing affordability and supply.
Driven largely by Ford’s BlueOval Battery Park Michigan project announced in 2023, the city has seen more than 1,300 housing units proposed or successfully completed.
As Ford scales up operations—having already hired over 500 workers with plans to reach 1,700 total positions, city leaders and local developers are working to ensure that regional infrastructure expands alongside this massive influx of workers.
However, the local building boom has heightened anxieties about whether working-class families will be priced out of the market. While some new constructions are expected to command price tags exceeding $300,000, some city officials emphasize that these premium properties could free up existing starter homes as buyers transition into new inventory.
To achieve a balanced market, the city is actively planning a mix of multi-tier projects, including designated rental units and workforce housing.
The ongoing challenge for Marshall remains balancing this rapid commercial growth with real estate options that remain financially accessible to everyday residents.
