COLDWATER, MI (WTVB) – After a discussion that lasted for almost two hours, the Coldwater Zoning Board of Appeals denied a pair of variance requests from property owners on Cheryl Ann Drive.
Joseph and Sarah Renshaw were seeking a two foot height variance and a characteristic variance to install Privacy Fencing at the right-of-way line at the west front yard of their property.
City Planner Dean Walrack says the city’s zoning ordinance limits front yard fencing to four feet six inches in height and 50 percent opacity.
Walrack says fence height is measured from “common grade” which is determined by the land extending three feet in each direction from the fencing. The Renshaws property on Cheryl Ann Drive is a corner lot with two front yards.
Walrack said in his report there are significant elevation changes on the property as it currently is situated.
The petitioner said their goal was to maximize a usable play area for a growing family while maintaining a reasonable degree of privacy and safety. The variance was turned down because it did not meet one of the five criteria needed for passage.
