COLDWATER, MI (WTVB) – The Coldwater Planning Commission approved a pair of Special Land Use Permit requests from Donner Properties, LLC, on Monday night that the Coldwater area developer hopes will lead to eight apartments being located in a pair of historic downtown buildings.
One of the permits would be for 44 North Hanchett where Corey Donner wants to have three apartment units in the building.
The attached buildings would be used for storage space and a garage.
City Planner Dean Walrack says the house was most recently used as a single-family home. In the past it was used as a home and art gallery and as a two-unit dwelling. He says the property has not been used for multiple dwelling units since 2009.
The second permit was for the property at 53 East Chicago which used to be the Colbeck Law Office building. Donner Properties wants to utilize what he called a neglected building as a five-unit multi-family dwelling.
Mary and Tom Steffey live near by and they expressed several concerns.
The motion for approval included a condition that a formal parking plan is submitted.
Walrack says the building was most recently used as an office. It has also been used as housing for members of the previous owner’s direct family and as a five-unit dwelling. The property has not been used for multiple dwelling units since 2012.
According to Walrack there is a rear yard of about 5,000 square feet where parking will take place, however this area is a mix of gravel and grass, and is neither paved nor marked to delineate parking spaces.
The property is also subject to access easements across its east and north sides which may not be blocked.
The building is within the Downtown Historic District and is currently undergoing renovations which have been approved by the Historic District Commission
