COLDWATER, MI (WTVB) – The Coldwater City Council moved last night to proceed with the sale of 17.323 acres of undeveloped land to Michigan Housing Partnership, LLC, for $180,000.
Located off South Willowbrook Road, east of the Sauk River Forest condominiums, the site is slated for a new residential subdivision featuring approximately 36 attached single-family homes.
The developer, Allen Edwin Homes, plans to construct units ranging from 1,600 to 2,200 square feet, contingent upon securing necessary governmental approvals for the market-rate project.

The property was originally transferred to the city from the township in 2000 but sat dormant after a previous developer failed to complete a planned residential project, leading the city to acquire the land through tax foreclosure.
Because the land currently lacks roadway access and utilities, the new development will require significant infrastructure improvements that would be constructed by Allen Edwin Homes .
Byrd said they were looking at possible a four phase plan with seven to finished homes per year.
City Attorney Amanda O’Boyle told the Council this is the first step in what could be a lengthy process
Per the City Charter, the purchase agreement will now remain open for public inspection for 30 days, with a final vote on the sale expected during the June 22 council meeting.
