COLDWATER, MI (WTVB) – More proposed improvements to the former Lefty’s Lounge building at 10 South Monroe were approved on Wednesday night by the City of Coldwater’s Historic District Commission.
The Commission gave Cody Hawkes and Sydney Downey permission to get rid of a single story shed addition attached at the rear of the building last month but other requests for renovation work were put on hold until Wednesday’s meeting as Commission members had questions about what kind of paint and materials will be used.
Hawkes told the Commission on Wednesday that all of the work has to be done by the end of the year in order to get a certificate of occupancy.
The Commission approved the replacement of two rear first floor windows with either wood or aluminum framing. They also approved the removal of a parapet wall to the roof line as well as a chimney. Fascia and a gutter would be among the items added at the rear of the building.
The Coldwater City Council approved a revised development agreement in May with Hawkes and Downey which gave them until July 1 to begin construction on their specialty ice cream shop.
The project fell into default after the owners failed to meet a 24-month deadline established when they purchased the city-owned building in January 2024, Hawkes says the delays were due to not getting a state funded grant for the project.
