COLDWATER, MI (WTVB) – Two prominent properties in downtown Coldwater have received a fresh new look thanks to support from Coldwater Main Street and the Michigan Economic Development Corporation’s (MEDC) Façade Restoration Initiative (FRI) Grant.
The recently completed projects located at 5 South Monroe Street and 40 South Hanchett Street were awarded funding through the program and have now successfully completed restoration work. Together, the improvements represent a total investment of $255,000 into downtown Coldwater, supported by $85,000 of grant funds, further enhancing the city’s historic charm while supporting continued revitalization efforts.
The property at 40 S. Hanchett Street, owned by Tibbits Opera Foundation and Arts Council, underwent an extensive restoration of the east-facing facade. As a multi- purpose facility that supports community arts, the building received several improvements including restoration of the historic storefront by refurbishing and reinstalling windows, repairing lintels, scraping and painting façade surfaces, adding gooseneck lighting, repairing front doors and trim, and full building tuck-pointing.
In recognition of this substantial investment in the revitalization of downtown, the Tibbits Opera Foundation and Arts Council was awarded a reimbursement check in the amount of $35,000 towards the nearly $50,000 project.
Danielle and Eric Green, owners of the property at 5 South Monroe Street, were presented with a $50,000 reimbursement check from Coldwater Main Street towards their comprehensive façade improvement project. The renovation scope included the replacement and reinstallation of six ground-level windows along the alley, tuck-pointing, graffiti removal, stucco repair and sealing, brick replacement and sealant application along the building’s north side adjacent to the alley.
Additional improvements involved a new paint scheme for both the front and rear facades, as well as necessary roof repairs. The total investment in the project exceeded $120,000.

The FRI program was funded by a $75,000 grant from MEDC and $37,500 of matching funds from Coldwater Main Street, bringing the total program investment to $112,500.
As part of the program, applicants were required to submit professional design plans, before photos, cost estimates, and other necessary materials for review by the committee.
All work adheres to the Secretary of the Interior’s Standards for Rehabilitation as approved by the local Historic District Commission.
