COLDWATER, MI (WTVB) – A request from CWBC Properties to consider a Special Land Use Permit for a proposed Multi-Family Residential development on North Willowbrook Road is scheduled to come before the Coldwater Planning Commission on Monday night.
The Special Land Use Permit is needed because the development north of the NCG Cinemas is in in a C-4 General Business District at 421 and 427 North Willowbrook.
Coach Road Capital of Spring Lake recently bought over 18 acres of land from the City of Coldwater for about $460,000 at the site of the proposed development.
Coach Road Capital developed the 210-unit Apartments at Sauk Trail north of Home Depot several years ago.
In his report for Monday’s meeting, Coldwater City Planner Dean Walrack says CWBC Properties is proposing a 312-unit multi-family residential development on a 20.34 acre site.
Plans call for 10 new three-story buildings, a one-story clubhouse with a swimming pool and eight garages. There would be parking for 551 vehicles.
Walrack says the development will consist of 174 one bedroom units and 138 two-bedroom units.
He adds this application is for the “maximum” that will be proposed to be developed at this site, but there are two elements which may reduce the scope of this plan. The first is an existing utility easement for Consumers Energy which the applicant is trying to vacate. The other is an additional parcel in Coldwater Township which the applicant is purchasing with the intent to transfer into the City and rezone for inclusion in this project.
The proposed plans for the development can be viewed on the City of Coldwater’s web site at www.coldwater.org as part of the Planning Commission’s meeting packet.
Coach Road Capital had plans almost a year ago to develop the old Federal Mogul site on the city’s west side but those plans fell by the wayside after City Council and Planning Commission members raised several environmental concerns and wondered if such a development would be the proper use of the land.
