COLDWATER, MI (WTVB) – The extension of conditional rezoning at the former site of the Fremont School was approved by the Coldwater City Council on Monday night as an Ohio development firm continues to move forward with a proposed senior housing project.
City Planner Dean Walrack said the conditional rezoning comes with a number of conditions that the applicants imposed upon themselves.
The Council also approved a Payment In Lieu of Tax ordinance for the Coldwater Senior Villas project.
City Manager Keith Baker said the six percent rate approved two years ago has been reduced to three percent by the developers.
Pete Schwiegeraht from Pivotal, which used to be known as MVAH Partners, told the Council this has been a challenging project but it’s felt problems will be solved.
The project has been slowed by the COVID-19 pandemic, rising costs and the discovery of mercury and other contaminants during environmental soil testing.
Pivotal has a purchase option on the site which is still owned by Coldwater Community Schools.
The senior housing project has already been awarded tax credits from MSHDA.
