COLDWATER, MI (WTVB) – A pair of proposals in which both developers are seeking senior housing tax credits from the Michigan State Housing Development Authority are scheduled to come before the Coldwater Planning Commission Monday evening
MVAH Partners of Butler County, Ohio and Coldwater Community Schools are seeking a conditional rezoning of about 10 acres of land at 95 South Fremont Street, the site of the former Fremont School building, from A-1 One Family Residential to A-3 Multi Family Residential.
City Planner Dean Walrack says in his report that MVAH has a purchase option on the site and authorization from the property owner to seek this rezoning.
The rezoning request is contingent on the awarding of MSHDA tax credits. MVAH says in their presentation that the proposed development will include up to 48 senior independent living units restricted to those 55 years old and over. The units will include a mix of one and two bedroom ranch villas. The development will also include a clubhouse with on site management, a community room, fitness center and outdoor recreation space.
Following Monday’s public hearing, the Planning Commission will make a recommendation to the City Council. If approved, a site plan is scheduled to be reviewed by the Planning Commission during their next meeting on September third.
Meanwhile, North Arrow Development, along with Francisco Hernandez and Rosa Bravo, will be asking for a Special Use Permit for a proposed multi-family senior residential development at 32 Railroad Street.
Walrack says in his report that the site of Los Tequilas restaurant has been for sale for approximately a year. The building has been a restaurant for several decades, and was originally constructed as a freight depot for the rail line.
The proposed development will make use of the existing restaurant building as a community room, with the east portion of the building serving as five apartment units. A new three-story 35-unit building will then be constructed to the east of the lot facing Division Street. A site plan has not been prepared yet.
MSHDA is scheduled to award their next round of tax credits during October 2019. If approved by the Planning Commission, it’s expected that no more than one of Coldwater projects would get the MSHDA tax credits.
